A Fideicomiso is a type of bank trust commonly used in Mexico for property
ownership. Similar to trusts in the US or Canada, it allows a buyer to hold
property rights through a designated trustee, which must be an authorized
Mexican financial institution (e.g., Citibank, Scotiabank, Bancomer).
Key benefits of a Fideicomiso:
- The buyer, or "first beneficiary," holds full property rights, including:
- Buying and selling the property
- Inheriting the property
- Improving, remodeling, or fixing the property
- Renting or selling the property without restrictions
Once you purchase a property, a lawyer that you choose will work with you to find
a financial institution to hold the trust. Annual fees of approximately $ 400 USD
are paid to the financial institution holding the trust.
